Erfie makes the property market clearer, but the numbers on this site have real limitations. Read this before acting on anything you find here.

Not a valuation

Erfie does not produce Automated Valuation Models (AVMs). The suburb-level aggregates we display (means, medians, property counts) are summaries of public valuation roll data and official indices. They are not estimates of any specific property's market value. A property's actual market value depends on condition, location, improvements, recent comparable sales, and market conditions — none of which Erfie captures at the individual property level.

Data accuracy

We source data from official public records and publications, and we take care in transcribing and displaying it. However, we do not guarantee that the data is complete, accurate, current, or error-free. Data may lag behind the most recent official publications, and transcription errors may occur.

You should always verify any data point against the original source cited on the page before relying on it. Every chart, table, and headline on Erfie includes a link to or citation of the underlying source publication.

Municipal valuation roll data

Suburb-level data from municipal valuation rolls reflects values determined by the municipality for rating purposes, not open-market values. These valuations are typically updated every 3-5 years and may not reflect current market conditions. For per-property valuations, always use the official municipal valuation portal linked on the relevant page.

eThekwini data caveat

eThekwini suburb aggregates are sourced from the EDGE Open Data Portal and include all rateable property categories (residential, commercial, industrial, agricultural, state-subsidised). The reported mean value is the mean across all categories in the suburb, not just residential properties. In suburbs with significant commercial or industrial holdings, the mean may be substantially higher than the typical residential value.

Erfie links to third-party websites and data sources. These links are provided for your convenience and do not imply endorsement by or affiliation with those third parties. We are not responsible for the content, accuracy, or availability of any third-party site.

No warranty

Erfie is provided "as is" and "as available" without any warranty, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement.

Limitation of liability

To the fullest extent permitted by law, Erfie and its operators shall not be liable for any loss or damage — direct, indirect, incidental, consequential, or special — arising from your use of the site or reliance on its content. This includes but is not limited to financial loss, property loss, lost opportunities, or decisions made based on the data presented.
